Can I live on one of your Parks?
Our Parks have been designed for the semi-retired and retired only - the minimum age for seniors is 50 +. However, that does not mean younger members of the family or friends cannot visit.

Tell me about the construction of these homes.
All our Park Homes are of wood frame construction and are well insulated most having UPVC Double Glazed Windows and Doors and Mains Gas Central Heating. All our new homes come with the benefit of the Gold Shield 10 Year Warranty.

What is for sale?
From time to time both new and established homes are available for sale. These generally range in size from 400 sq ft to approx 1,000 sq ft with up to 3 bedrooms. The majority of homes fall into the price range from £55,000 to £120,000.

Do we receive security of tenure?
Our Parks have permanent licences and all our homeowners receive the benefit of security of tenure as laid down by an Act of Parliament. The Agreement also ensures that residents may, at any time, sell their own Park Home with the Park Owners presently receiving a Transfer Fee of 10% of the Sale Price.

What services are provided?
Mains gas is available and the majority of homes have gas central heating. Gas is purchased directly from the utility supplier of your choice.

For Wyre Vale and Lodge Park these figures include the Water Rates but exclude the Sewerage Rate which is payable to United Utilities. The average annual Sewerage charge is between £ 80.00 and £ 100.00. For Gawthorpe Edge the figures are exclusive off all water chages . United Utilities bill each homeowner direct for these sevices. The Ground Rents are reviewed annually.

All our homes are presently classified under Band A. As an example for 2008/2009 Year Wyre Borough Council will levy a charge of £965.66 for Wyre Vale Park and £983.51 for Lodge Park less any discounts which may be applicable.

Is Finance Available?
To assist with your purchase we are able to offer very competitive rates for both new and established homes subject to status and normally a minimum deposit of 20% is required. You may consider retaining some of your hard
earned capital and invest it with a higher return than the cost of finance.

Do you allow pets?
We allow pets to come onto the Park but we ask that when anything happens to them they are not replaced. This ensures that the pet population is kept under control. Assistance dogs are allowed subject to the Park Owner's consent.
